Five Mile Queenstown Stage 2Five Mile Retail Centre Stage 2. Queenstown. The Stage 2 development at Five Mile Queenstown originally involved the design of three large format Retail (LFR) buildings to complete the ‘retail loop’ around the main car parking field at the centre. The initial brief was to design and detail the buildings in relation to the original Resource Consent for the project. It was clear that early in the development of the design to meet the tenant’s requirements that the building envelopes would have to be enlarged and an application to alter the Resource Consent would need to be submitted to council. The buildings were to read as ‘direct cousins’ to the stage one buildings completed on site in addition to altering the GFA requirements of the centre. The revision of the Resource Consent was used to simplify the architecture of the proposed buildings to meet a tight budget and construction timeframe whilst still maintaining most of the conditions set by the previous consent decision. The buildings are in essence simple ‘high stud sheds’ but are adorned with canopies and simple façade articulation so as to mimic the impressive geological rock formations of the surrounding southern lakes landscape.
